June Maintenance Tips

June 3, 2011

1.)    Examine and clean your gutters.  Look for loose or leaky sections and make sure your downspouts discharge into a crock or are directed away from the foundation.  Doing this will help you keep moisture from penetrating into basements and crawl spaces.

2.)    Take a quick look around the foundation of the house.  Pay special attention to any low areas adjacent to the foundation.  Fill any low areas with compacted soil to prevent pooling and moisture penetration.

3.)    Use binoculars to inspect the roof and flashing.  You should look for any missing shingle tabs or signs of wear or damage.  Contact a reputable contractor to make repairs early because summer sun can accelerate roof damage.

4.)    If you stored firewood near the house during winter, it is time to move it away from the structure to prevent pest infestation.  Firewood should be stored a minimum of 18” off the ground and a minimum of 24” away from the home.

5.)    Have a qualified HVAC contractor service your AC system before it gets too hot.  A clean system will operate more efficiently.  Trim back any vegetation around the exterior compressor to allow proper air flow.  Replace or clean your interior air filter as well.
